1. What is the purpose of Natura commune entity

You see, the company aims to make it a dream come true for likeminded investors who want to safely invest in potential lands close to towns and cities.   2. What is meant by cluster?

    Cluster is a part and parcel of multiple land Chunks. For Ex: A cluster consists of 5 to 10 land chunks (each land chunk will have 30 acres to 200 acres).

  3. Will there be a separate entity for each cluster?
    Yes, for each cluster we will create a public limited company.

  4. How many acres will be acquired in each cluster?
    In Andhra Pradesh: We are looking at around 1000 to 2000 acres of land in each Cluster.
    In Telangana: We are looking at around250 to 500 acres of land in each Cluster.

  5. Where will be the clusters located?
    The first cluster we are proposing in the suburbs of Vinjamur near Kavali, Andhra Pradesh. In this region we may propose more clusters soon.

  6. How an investor can be part of the entity pertaining to a particular cluster?
    Each individual investor can be a part of cluster by purchasing part of land in the mode of shares of the company.

  7. What are the developments undertaken in a particular cluster?
    Developments like – Farmhouse, 3 acres of forestry, will have sophisticated club house, cattle’s, dairy farm, fruit bearing trees, medicinal plants, teak and red sandal wood, etc.   

  8. How can a customer use the facilities in a cluster?
    If a client wants to use the facilities one should inform the board/CRM person at least 1 week before by booking slots. So, the site team will arrange the needful.

  9. How are the lands protected?
    Land will be protected by barbed wire fencing and surrounded by teak/any type of trees around the boundary. Also, will have a watchman room along with 2 families as security and maintenance. For the entire cluster will have a supervisor to look after all the land parcels falls under respective cluster.

  10. How long a customer should wait till the maturity period of the cluster?
    We are proposing 7 years and 1 year as grace time.

  11. Can a customer sell his share of units before maturity period?
    Yes. One can sell their share to the existing shareholders, if no one has shown interest in purchasing the share then the share can be sold in the outside market.

  12. Can a customer invest in different clusters?
    Yes, he can invest in different clusters.

  13. Is customer need to pay any maintenance charges after purchasing share unit?
    No.Company will take care of the maintenance of the lands for the first 3 years. Later to that, 4th year on wards the maintenance amount will be retained trough cultivation of crops, leasing of lands, etc.

  14. Is there any day of customers on the exit plan after maturity period
    There is no such Specific time limit to exit. One can exit any time after share allocation is done.

  15. What are all the benefits a customer gets with this concept
    Land security,Wealth maximisation, NRI can also purchase the land by this concept, No taxes, No GST. Can participate in Events conducts by the company. Can enjoy the forestry of the land parts.

  16. Is there any provision to get EMI payments?
    No,there is no option. But the company can provide alternative for existing clients.

  17. Can we get loan to invest in this concept?
    No,one should accumulate their funds on their own.

  18. Will the entity does any farming activity in all the land banks pertaining to a cluster?
    Yes, we propose that. We want to utilise the land chunks for organic farming / any leasing.

  19. Can a customer take up farming in these lands?
    Yes, we appreciate/ encourage if any client shows interest in taking it for lease.

  20. Can a customer purchase multiples of share units in a cluster?
    Yes. One can purchase any number of shares as per availability.

  21. What are the different departments in natura commune?
    Legal, Liaison, CRM, Sales & Marketing, Supervising team – at site.

  22. How many years customer need to wait till the maturity period?
    Minimum of 7 years

  23. Can we stay in the lands pertains to a cluster?
    Yes, once we complete clubhouse, farmhouse and all the needful things, one can go and stay for 1-2 days as a trip and come back. Of course, by booking availability of slots.

  24. How will a customer get communication?
    All the time our CRM department will be available to assist you over the phone / whatsapp / emails.

  25. Any events conduct by natura commune?
    Yes, on regular intervals we want to conduct events.

  26. Is there a way to upload customer visit photos in website?
    Yes, our in house will post/upload any events. Client visit on the website.

     

  27. Any AGM’s will be conducted for all the shareholders pertaining to a cluster?
    Yes, yearly once will be conducted -offline or online.

  28. What are the crops proposed to farm in a particular cluster
    Teak/red sandal wood/fruit bearing trees, millets, flower based, cash crops, etc.

  29. Who will safeguard the lands?
    The company will secure the lands. We will keep a watchman and their family at the land bank. Supervisors will be there to communicate and along with them CC cameras will be provided for the club house/farm house.

  30. How can a customer trust natura commune and its promoters?
    Natura commune is established in 2013 and we are hence proved promoters in the market. Our history is enough to give answers. And the promoter has a very long experience in the field of this.
