Identification of the Cluster

  • Natura Commune identifies multiple Clusters in different states like Andhra Pradesh, Telangana, Karnataka, Tamil Nadu, Orissa, etc.
  • Cluster: Company tries to acquire at least of 250 acres to 500 acres in Telangana and 1000 acres to 2000 acres in Andhra Pradesh respectively in multiples of 5-10 land chunks and hence, we call this macro unit as One Cluster.
  • Each cluster consists of at least 5 to 10 land chunks within the radius of 50 KMs.
  • Land Chunk: Company tries to acquire at least 30 acres to 200 acres in each of 5 to 10 Land Chunks.

Registering of a Public Limited Company

  • Each cluster will be registered as a separate Public Limited Company with the minimum Directors of 3 Members.
  • One Share = ½ Acre (Andhra Pradesh) and One Share = 10 Guntas (Telangana). A shareholder (investor) can purchase any number of shares in the company.
  • 15 members of Steering Committee will be elected by all the shareholders of the company.
  • Shares allocations will be done through DMAT account.
  • Every year Annual General body Meeting (AGM) will be conducted.

Development of the Cluster: Making as Recreational hub and cultivating crops

  • Out of 5 - 10 Land Chunks, we will consider one land as prime land where club house, recreational activities will be built in prime land.
  • Prime Land: 3 Acres of recreational hub – Farmhouse, Club House, Fishing/water ponds, Bullock carts, Forestry plantation with fruit berry trees, etc., and balance land will have any types of crops or can be leased.
  • Other Lands: will have Fruit berry trees likes: Mango, Banana, Guava, Coconut, etc., and Flowering plants like: Rose, Sunflower, Marigold, etc., and medicinal plants too.
  • Cultivated goods will be sold in bulk as per market price. Agronx company or any crops purchase company will consider in purchase of crops.
  • Every year Coupons will be provided by the company, where you can redeem at our organic stores.

Maintaining of the project and security of land

  • All lands will be surrounded by fencing, gate, teak/red sandal wood trees around the fencing of land.
  • All Lands will have watchman room consists of 2 families who looks after the land banks and CC camera surveillance for farmhouse/club house.
  • 1st - 3rd Years: First 3 years of Maintenance will be done by the company.
  • 4th - 7th Years: By leasing/renting/through cultivations, maintenance amount will be retained in the following years.

Exit Option: Maximisation of ROI

  • Yes, a shareholder can sell his/her shares in the middle of the 7 years term also by transferring his/her share to other.
  • In general, proposed exit option of the project will be after 7 years with a grace time of 1 year.
  • Exit process will be decided by the steering committee elected by all the shareholders of the company.
  • We all can exit by selling all the shares. We can sell to any SEZ, logistic hubs, universities, development to BricMor, etc.
